Participant Capital was founded by Daniel Kodsi to open institutional-grade real estate development opportunities to private investors. While operating independently, the firm draws on the deal flow and development expertise of Royal Palm Companies.
Our Evolution
Participant Capital has decades of experience managing third-party real estate investments. Founded in 2011 in response to the global financial crisis, the firm restructured over $500 million in assets and repositioned more than 2,000 single-family homes. By 2015, it was co-investing with institutions in large-scale developments, and in 2017, it began launching private real estate funds for individual investors across domestic and international markets.

Participant Capital Advisors, LLC is a registered investment adviser offering domestic and offshore funds across the U.S., Cayman Islands, Latin America, and Europe. Its funds give private investors access to mixed-use, multifamily, and hospitality developments—primarily in Florida and the Sun Belt—alongside Royal Palm Companies and institutional partners.

Participant Capital invested in Legacy Hotel & Residences, a $440 million development by its affiliate, Royal Palm Companies (RPC), within the Miami Worldcenter. Separately, RPC developed PARAMOUNT Miami Worldcenter, a luxury residential tower known for offering the “most amenities in the world.”
Today, Participant is allocating capital to Grand Reserve Puerto Rico, a $3 billion master-planned community spanning over 946 acres—positioned as a transformative development in one of the most tax-advantaged jurisdictions in the U.S.
