Our Roots

Participant Capital was founded by Daniel Kodsi to open institutional-grade real estate development opportunities to private investors. While operating independently, the firm draws on the deal flow and development expertise of Royal Palm Companies.

Our Evolution

Participant Capital has decades of experience managing third-party real estate investments. Founded in 2011 in response to the global financial crisis, the firm restructured over $500 million in assets and repositioned more than 2,000 single-family homes. By 2015, it was co-investing with institutions in large-scale developments, and in 2017, it began launching private real estate funds for individual investors across domestic and international markets.

Participant Today

Participant Capital Advisors, LLC is a registered investment adviser offering domestic and offshore funds across the U.S., Cayman Islands, Latin America, and Europe. Its funds give private investors access to mixed-use, multifamily, and hospitality developments—primarily in Florida and the Sun Belt—alongside Royal Palm Companies and institutional partners.

Investment Strategy

Participant Capital invests in ground-up, value-add, and distressed real estate across high-growth Sun Belt markets, with a strong focus on Florida. Its diversified portfolio includes mixed-use, multifamily, residential, hospitality, commercial, and medical office assets—emphasizing urban renewal and Class A/B multifamily developments.

Flagship projects include Legacy Hotel & Residences in Miami, The Assemblage in St. Petersburg, and Elevate in Dania Beach.

By partnering with top-tier developers—including its affiliate, Royal Palm Companies—Participant Capital provides individual investors with early-stage access to institutional-grade real estate opportunities typically reserved for private equity. These projects feature some of the world’s leading residential and hospitality brands.

Target Markets

Why invest in U.S. real estate?

The United States remains the world’s largest economy, with a GDP exceeding $20 trillion. Its real estate market is supported by strong economic fundamentals, steady population growth, and consistent domestic and international migration. Unlike other developed nations facing demographic decline, the U.S. offers long-term stability and resilience—making it a leading destination for real estate investment.

Changing Demographic Trends

The U.S. is experiencing a major southward migration driven by several factors: a remote-enabled workforce, retiring baby boomers seeking tax-friendly, warm-weather locations, and rising millennial affluence. This population shift is fueling housing and hospitality demand in high-growth markets like Florida and Puerto Rico—creating supply shortages and strong investment potential in these desirable, tax-advantaged regions.

Investing in the Future of Real Estate

Participant Capital’s leadership team has decades of experience managing large-scale development projects in high-growth U.S. markets. The firm has exceptional access to landmark opportunities, including Miami Worldcenter—the second-largest urban development in the U.S.

Participant Capital invested in Legacy Hotel & Residences, a $440 million development by its affiliate, Royal Palm Companies (RPC), within the Miami Worldcenter. Separately, RPC developed PARAMOUNT Miami Worldcenter, a luxury residential tower known for offering the “most amenities in the world.”

Today, Participant is allocating capital to Grand Reserve Puerto Rico, a $3 billion master-planned community spanning over 946 acres—positioned as a transformative development in one of the most tax-advantaged jurisdictions in the U.S.
